Solar for flats and apartments

The short answer

Flat owners have two routes: individual installations (only with exclusive terrace rights — common for top-floor owners) or a shared RWA system on the common roof, which uses a different group-housing subsidy track. If your society's roof is shared and managed by the RWA, the shared route is almost always better.

Why 3 kW: because for top-floor owners with terrace rights, individual consumption sizing applies normally; for RWAs, common-area loads (lifts, pumps, lobby lighting) are sized separately per kW of common roof.

What it runs: for individual top-floor flats: the normal household load; for societies: lifts, water pumps, corridor and staircase lighting, clubhouse loads.

Roof needed: roughly 270300 sq ft of shadow-free space.

Worth knowing: Shared RWA systems claim the group-housing subsidy (₹18,000/kW up to 500 kW under a separate MNRE track) — different rates, different process, decided by the society committee.

Subsidy: ₹78,000 under PM Surya Ghar (₹30,000/kW up to 2 kW, capped at ₹78,000 for 3 kW+, residential connections only) — credited after your DISCOM commissions the system.

FAQ

I'm on the top floor with terrace rights — full subsidy for me?

Yes, if your electricity meter is individual and your terrace rights are documented. You apply as a normal residential household; your neighbours' consent isn't required if the roof portion is legally yours to use.

What subsidy does an RWA get on a shared system?

Group housing societies fall under MNRE's separate residential-institution track — roughly ₹18,000 per kW for common facilities up to 500 kW, credited to the RWA. Individual flat owners then benefit through lower maintenance bills, not personal subsidies.

Who maintains a society rooftop system?

The RWA, through an annual AMC contract with the installer (typically 1–2% of system cost per year). Insist on generation reporting in the AMC — societies rarely notice degradation otherwise.

What are the exact numbers for MY bill and MY state?

These figures use the national-average tariff. Your state's tariff and generation numbers — and your exact bill — are on the calculator and your state's page. The maths is identical; only the local rates change.
